We are brokered by eXp Realty, LLC and are licensed to provide real estate services in the Commonwealth of Pennsylvania.

This Privacy Policy explains how we collect, use, share, and protect information when you visit our website, use our property search tools, submit a contact or valuation form, communicate with us by phone, email, or text message, or otherwise interact with our team. It also contains our SMS Terms and Conditions and disclosures about the service providers we use to operate our business.

• Property listing data is provided through our Internet Data Exchange (IDX) feed from West Penn MLS and other participating Multiple Listing Services (MLS).

4. SMS Terms and Conditions

By providing your mobile telephone number and affirmatively opting in, you consent to receive text (SMS) messages from eXp Realty. These SMS Terms and Conditions apply to that messaging program.

1. Types of messages. We may send you text messages related to appointment confirmations, appointment reminders, scheduling updates, and important changes to appointments or to your real estate inquiry or transaction.
2. Opt-out and cancellation. You can cancel the SMS service at any time. Just reply STOP to any message. After you send "STOP," we will send you a one-time confirmation message confirming that you have been unsubscribed. After that, you will no longer receive SMS messages from us. If you want to rejoin, you can sign up again as you did the first time, and we will resume sending messages.
3. Help. If you are experiencing issues with the messaging program, reply HELP to any message for more assistance.
4. Support contact. You can also reach us directly with any questions or for support at gage@eygsteam.com.
5. Carrier disclaimer. Carriers are not liable for delayed or undelivered messages.
6. Rates and frequency. Message and data rates may apply for any messages sent to you from us and to us from you. Message frequency may vary. SMS consent is optional. Providing your telephone number to us is separate from agreeing to receive SMS messages, and you are not required to consent to text messages in order to receive our services. If you decline SMS consent, it will not prevent you from otherwise requesting or receiving real estate services from our team.

We do not sell or share your mobile telephone number or your SMS consent information with third parties for their own promotional or marketing purposes.

5. Operational Service Providers and Integrations

Information submitted to The EYGS Team may be processed through third-party service providers that we use to provide real estate services and to operate our business. These systems support functions such as:

• customer relationship management;
• transaction management;
• electronic signatures;
• document storage and transfer;
• communications;
• scheduling;
• marketing;
• website operations; and
• internal workflow automation.

Examples of the providers we use include Follow Up Boss (customer relationship management), Dotloop (transaction management, electronic signatures, and document management), Google Workspace (email, scheduling, and document tools), and eXp Realty systems (brokerage and transaction platforms).

These providers process information as necessary to provide services to us or on our behalf, subject to their applicable terms and privacy practices. We do not sell your personal information to these providers.

6. Transaction and Document Processing (Dotloop)

When you are involved in a real estate transaction with our team, transaction and property information may be transferred to Dotloop for transaction preparation, electronic signatures, transaction coordination, document management, review, and related real estate operations.

Documents that you voluntarily provide to EYGS may be transferred into the appropriate Dotloop transaction workspace so that your transaction can be prepared and coordinated. Access to those documents is limited according to applicable user permissions and operational need.

7. Internal Operations Platform (Roots)

Roots is an internal EYGS operations platform — an internal operations and workflow system used to facilitate the delivery of real estate services and to coordinate information between our approved business systems. Roots is not a consumer-facing product, and consumer users do not directly create Roots accounts.

8. Data Retention and Document Handoff

Different systems serve different roles in our operations:

• Follow Up Boss may serve as our relationship and customer relationship management (CRM) system of record.
• Dotloop may serve as the transaction and document workspace for a transaction, including executed transaction documents.
• Roots may retain limited operational and audit information needed for workflow, troubleshooting, security, and business records.

Roots is not the permanent repository for executed transaction documents once those documents have been transferred to Dotloop. We retain information for as long as necessary to provide services, comply with legal, brokerage, and MLS requirements, resolve disputes, and maintain business records.

9. How We Share Your Information

We may share information with:

• Service providers — the systems described in Section 5, along with email, hosting, and other vendors that help us operate our business.
• eXp Realty, LLC — our brokerage, as necessary to provide real estate services and comply with licensing and regulatory requirements.
• Multiple Listing Services — for property listing data and compliance with MLS rules.
• Legal authorities — when required by law, court order, or to protect our rights and safety.

We do not sell your personal information. We do not sell or share your mobile telephone number or SMS consent information with third parties for their own promotional purposes.

10. Cookies and Tracking Technologies

We use cookies and similar technologies to enhance your browsing experience, measure website traffic, and remember your preferences. Third-party tools such as analytics providers may set their own cookies. You can control cookies through your browser settings; disabling cookies may affect website functionality.

Property listing data displayed through our IDX search is provided by participating MLSs and is deemed reliable but is not guaranteed.
