3. Property Listing Information (IDX)

Property listings displayed on our website are provided through the Internet Data Exchange (IDX) program of participating Multiple Listing Services (MLS), including West Penn MLS. All listing information is deemed reliable but is not guaranteed and should be independently verified by the consumer.

Listings are the intellectual property of the respective MLS and participating brokers. IDX data is provided exclusively for consumers' personal, non-commercial use and may not be used for any purpose other than identifying prospective properties for purchase. All viewers should independently verify the accuracy of all listing information, including square footage, lot size, property features, and availability.

4. No Warranties

Our website and Services are provided "as is" and "as available" without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the website will be error-free, uninterrupted, or free of harmful components.

5. Limitation of Liability

To the fullest extent permitted by law, EYGS Team, eXp Realty, LLC, and their respective agents, officers, and employees shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from your use of, or inability to use, our website or Services. 7. SMS Messaging Terms

By providing your mobile telephone number and affirmatively opting in, you consent to receive text (SMS) messages from eXp Realty related to appointment confirmations, appointment reminders, scheduling updates, and important changes to appointments or to your real estate inquiry or transaction.

• Opt-out. You can cancel the SMS service at any time by replying STOP to any message. After you send "STOP," we will send you a one-time confirmation message confirming that you have been unsubscribed. After that, you will no longer receive SMS messages from us.
• Help. If you are experiencing issues with the messaging program, reply HELP to any message for more assistance, or contact us at gage@eygsteam.com.
• Rates and frequency. Message and data rates may apply for any messages sent to you from us and to us from you. Message frequency may vary. If you have questions about your text or data plan, contact your wireless provider.
• Carrier disclaimer. Carriers are not liable for delayed or undelivered messages.

SMS consent is optional. Providing your telephone number to us is separate from agreeing to receive SMS messages, and you are not required to consent to text messages in order to receive our services. If you decline SMS consent, it will not prevent you from otherwise requesting or receiving real estate services from our team.
